A commercial loss has a clock on it that a house does not. The offices in these photographs are somebody’s working premises, and every day the suite is unusable is a day the business is not operating normally out of it.
That changes how the work is sequenced rather than how carefully it is done. Contents come out fast and organised, demolition runs room by room through the suite, and the final clean is thorough enough that the space is handed back ready to use rather than ready for another trade.
Clearing the suite
Office furniture, files and equipment are packed out and moved clear of the work. In a commercial building this is the phase that decides whether the rest of the job runs quickly: an empty floor can be stripped in a day, a furnished one cannot.
Flood cuts and floor removal
Drywall is cut back to a clean line above the damage throughout the suite, exposing the framing so it can be dried and inspected. The flooring comes up with a ride-on scraper, which is what makes a commercial floor area realistic to strip in the time a business can afford to be out of it. Ceiling grid and fixtures stay in place where they were unaffected.
Final clean
Once the structure is out and dry, the whole suite gets cleaned down: floors squeegeed and washed, glass and fixtures wiped, construction dust removed from every surface. Restoration work that stops before this step leaves a client with a clean structure inside a dirty building.
What this job shows
Commercial restoration is judged on how quickly the space comes back into use. The same licence that covers this mitigation covers the build-back, so the schedule does not stop while a second contractor is found and brought up to speed.
