Prep and containment

Contents pack-out

The family’s belongings come out before the walls do. Controlled demolition

Affected drywall comes out in a flood cut, a clean horizontal line above the damage, so the wall can be rebuilt to a straight seam later. What you are looking at in these photos is the point of the job: everything porous that mold had colonised is gone, and what is left is structure that can be cleaned and verified.

Remediation and drying

With the porous material removed, the exposed framing and subfloor are treated and the whole area is dried under air movers and dehumidification. Vapour barrier goes up behind the work areas, and the equipment runs until the structure reads dry, not until the calendar says so. This is the stage that decides whether the mold comes back.
