A leak behind the hall bath vanity that had travelled into the entry, hallway and family room. Traced, cut back, dried to verified readings, and rebuilt.

This one started under a bathroom vanity. Water from the supply connection had been running behind the cabinet long enough to get into the wall cavity, and from there it did what water always does: it followed the floor. By the time the crew arrived it had reached the entry, the hallway and the family room.
The visible damage is never the whole map. The first job on a loss like this is finding the real edge of the wet area, which is why these photos start with tape on the floor rather than a saw in the wall.
Finding the edge of the damage
The crew walks the affected rooms with meters and marks the floor with tape, laying out exactly how far the moisture has travelled before anything is removed. In the hall bath, that meant opening the back of the vanity to reach the plumbing and confirm where the water was actually coming from. Guessing at this stage is what leaves a wet cavity inside a finished wall.

The family room, hall bath and hallway are cleared so the affected flooring and drywall can come out cleanly and so nothing of the homeowner’s sits in a wet, dusty work area for the length of the job.
Removing what the water reached
Flooring and the lower band of drywall come out through the entry, family room and hall bath, following the line the meters drew rather than a guess. Removing affected material is not damage, it is the only way to dry a structure properly: a wet cavity behind intact drywall does not dry, it grows mold.
Drying to verified numbers
Equipment runs and readings get taken until the structure reads dry. Those numbers are the record: they are what tells the homeowner it is safe to rebuild, and they are the documentation the insurer expects to see before approving the repair.
Rebuilt
New flooring, wainscoting and finish work through the hallway. EMS holds a California general contractor licence, so the same company that dried the structure put it back. Nobody had to find a second contractor or re-explain the job.
What this job shows
The last photographs in this set are the reason the first ones look the way they do. A floor cut back to the joists and a hallway finished with new flooring and trim are the same project, six phases apart.
